Around the Bowl and on the slopes above the ferry, many homes are view houses from the 1950s through the 1980s, with big windows facing the Sound and the Olympics. Downtown has older houses on smaller lots, and the neighborhoods toward Highway 99 are mostly ramblers and split-levels. A lot of the work here is the careful kind: trim, built-ins and windows done so they look like they belong.

    View homes

Edmonds view homes have their own priorities. Windows are the main event, so replacing them is about keeping as much glass as possible, choosing frames strong enough for big openings and salt air, and flashing them properly so the wall behind stays dry. Inside, the rooms that face the view usually get the most attention: open sightlines, built-in seating and lighting that doesn't reflect in the glass at night.

    Older houses downtown

Downtown Edmonds has older houses where original trim, doors and stair parts are worth keeping. When a remodel removes or damages some of it, we match what's there from stock profiles or have it milled, so the new work doesn't stand out.

    Bluffs, views and neighbors

Homes on the bluffs and slopes above the water can fall under the city's critical-area rules for exterior and structural work, and some neighborhoods have view and height rules worth knowing before you plan an addition. We check your parcel first.

Ramblers and split-levels toward Highway 99

Away from the water, much of Edmonds is ramblers and split-levels from the 1950s through the 1970s. Those houses usually need the same set of updates at once: windows, an electrical panel, flooring, paint and one or two bathrooms, and a main floor that's more closed in than owners want. Planned as one project, the structural changes come first, then wiring and plumbing while walls are open, then windows, drywall and finishes. You get one line-item estimate and decide what to do now and what to leave.

In those houses, the lower level is often the most underused space. A family room with old paneling and small windows can become a bright, insulated room with new flooring and lighting, and a bathroom can usually be added if the drain can reach the line leaving the house.

    Permits in Edmonds

Inside city limits, permits come from the City of Edmonds Planning and Development department. Interior trim and built-ins usually need no permit. Window replacements, structural changes, plumbing and electrical often do.

Away from the water, many houses look a lot like Lynnwood's: see remodeling in Lynnwood, or our service area map.

Good to know before you call

Do you take carpentry-only jobs in Edmonds?

Yes. Trim, built-ins, doors and stair work are common jobs on their own.

Can you match the old trim in our house?

Usually. Many profiles are still made, and when one isn't, it can be milled to match. We bring samples to compare before ordering.

Can you replace windows without losing our view?

Yes. Frame choice and sizing decide how much glass you keep, and we compare options for your openings before ordering.

Our house is on a slope above the water. Does that change anything?

It can for exterior and structural work. Critical-area rules may apply, and drainage has to be planned. Interior work is usually unaffected.

Can you finish the lower level of our split-level?

Usually. We replace the paneling with insulated, finished walls, add lighting and flooring, and add a bathroom if the drain can reach the line leaving the house.
