North of downtown, in Riverside, Northwest Everett, Bayside and around Grand Avenue, many houses date from the early 1900s, with plaster walls, old wiring and porches that have taken a century of marine weather. South Everett, from Silver Lake and Mariner to the neighborhoods off Evergreen Way, is mostly houses, townhomes and condos from the 1960s through the 1990s.
Everett bathrooms and kitchens
Bathroom work in Everett depends on the side of town. North Everett's early-1900s houses often have one bathroom with old galvanized supply lines and cast-iron drains, and the first question is whether there's room for a second one under the stairs, in an attic or in part of a large bedroom. South Everett's 1960s to 1990s houses usually have two worn bathrooms that need new waterproofing, tile, a vanity and a fan that vents outside. Both situations, and what it takes to add a bathroom, are on bathroom remodeling in Everett. Kitchens follow the same split: small closed kitchens in older houses that need a wall opened and new circuits, and dated kitchens farther south where new quartz counters and a backsplash go a long way. Both kinds, including counters-only jobs, are on kitchen remodeling in Everett.

Finding and fixing water damage
Rain off Port Gardner and the Sound finds every gap in old siding, trim and window flashing, and by the time you see a stain inside, the damage behind the wall has usually been going on for a while. We trace it from the stain or soft spot back to where the water gets in, usually a window corner, a trim joint or a missing piece of flashing, then open the wall, repair the framing and sheathing, fix the flashing, and close it up so it stays dry. Siding and window replacements are priced as separate lines when they're part of the fix.

Renovating older north Everett homes
North Everett's early-1900s houses often need several fixes at once: the outside envelope, an old porch, and inside, wiring and plumbing that have been patched for decades. We plan these as one renovation, so the exterior is closed up before interior finishes go in and nothing gets torn up twice. Original trim, doors and built-ins are often worth keeping, and new work can be matched to them.
Rentals and small commercial buildings
Everett has a lot of rental houses and small multifamily and commercial buildings. Owners and managers call us for turnovers, water-damage repair, exterior fixes and durable updates between tenants, scheduled around move-out and move-in dates. Downtown's older commercial and mixed-use buildings get tenant build-outs and repairs too, for owners, tenants and general contractors.
Permits in Everett
Inside city limits, permits come from Everett's Permit Services. Some homes with an Everett mailing address, around Silver Firs and Mill Creek East for example, are in unincorporated Snohomish County and go through Snohomish County Planning and Development Services. Re-siding, window replacement, structural repairs, plumbing and electrical work usually need a permit.

What people ask us
How do you find where water is getting into the wall?
We trace it from the stain or soft spot back to the likely entry, usually a window corner, a trim joint or a missing flashing, and open the wall there to confirm before we price the repair.
Can you repair rot without replacing all the siding?
Often. If the damage is in a few places, we cut out the rotten boards and sheathing, fix the flashing that let the water in, and patch with matching material. If it's widespread, replacement is the better spend.
What does a rental turnover usually involve?
Usually paint, flooring, fixture replacements and repairs to anything damaged, plus exterior fixes that can't wait, scheduled around move-out and move-in dates.
Do I need a permit for this work in Everett?
Often, for re-siding, windows, structural repairs, plumbing and electrical. We check with the city or county for your address.
Do you renovate older north Everett homes?
Yes. We plan inside and outside work together so things are done in the right order and nothing gets torn up twice.
