Harbour Pointe, which became part of the city in the early 1990s, is mostly planned neighborhoods from the 1980s and 90s, with HOAs, shared design rules and houses built in a few common styles. Old Town and the streets above the ferry landing have older, more varied houses, many on steep lots with water views. We plan Mukilteo projects around which of the two you live in.

    Work on Mukilteo homes

Just up the road, Everett has its own pages for bathrooms in older Everett houses and kitchens in Everett houses. For paint, see repainting older Everett houses.

Harbour Pointe homes at 30 to 40 years

Harbour Pointe houses are reaching the age where several things come due together: original windows, siding on the walls facing the water, decks, interior finishes and sometimes the roofline trim. Planned as one project, the outside is closed up before inside finishes go in and the trades come out once. In HOA neighborhoods, exterior changes like siding material, colors, decks and windows usually need architectural review approval first. We help put together the submission with product sheets and samples, so approval doesn't hold up the start date.

    Older homes in Old Town

Old Town's houses are older and less uniform, and they've often been added onto over the years. Opening their walls can turn up framing from different eras and wiring and plumbing that have been extended many times. We look for those signs at the walk-through and price the likely fixes as separate lines.

    Slopes, bluffs and decks

Many Mukilteo lots are steep. Exterior and structural work near a slope can fall under the city's critical-area rules, and drainage matters on any project that changes the outside of the house, so we check the parcel before we plan. Decks facing the water take wind, rain and salt air. When one is past repair, we rebuild it with the ledger flashed against the house, new posts and footings suited to the site, and railings that meet code without blocking the view. In HOA neighborhoods, the deck design goes in with the rest of the review submission.

    Permits in Mukilteo

Permits come from the city's Planning and Community Development department, through its online permit portal. Cosmetic interior work usually doesn't need one. Re-siding, moving walls, plumbing or electrical changes and new decks usually do.

Inland, see remodeling in Lake Stevens; down the shore, work we do in Edmonds; up the road, remodeling in Everett. Or browse other places we work.

    What people ask us

Does my HOA have to approve exterior changes?

In Harbour Pointe and most HOA neighborhoods, yes for siding, colors, decks and windows. We help you put together the request so it doesn't delay the job.

Can you update several parts of the house at once?

Yes. We plan exterior and interior work as one schedule so nothing gets done twice.

Our house is on a slope above the water. Does that change anything?

It can for exterior and structural work. The city may review projects in critical areas, and drainage has to be planned. Interior work usually isn't affected.

Can you replace siding on just the water side?

Often. If the other walls are sound, we replace the worn side and match the profile and color as closely as the product allows. HOAs usually want to see the material first.

Do you work on older Old Town houses?

Yes. They've often been added onto, so we look for framing, wiring and plumbing from different eras at the walk-through and price the likely fixes separately.
