Washing, scraping, repairing rotten siding and trim, caulking and priming bare wood are what make the paint last through Seattle winters. Pacific West does the repairs and the painting with one crew, so you don't need a carpenter and a painter scheduled around each other.
What the job includes

Washing
to get dirt, mildew and chalking paint off before anything else.
Scraping and sanding
loose and peeling paint, with lead-safe practices on older homes.
Siding and trim repair
Rotten boards, fascia and window trim get replaced, not painted over. More on siding that needs work before paint.
Caulking
gaps at trim, corners and penetrations.
Primer
on bare wood and repairs, then two coats of finish.
Decks, stairs and fences
stained or painted while we're there.
Older houses and lead paint
Houses built before 1978 may have lead paint under the newer layers. Federal rules require lead-safe work practices when that paint is scraped or sanded: containment, cleanup and verification. If your house is that old, we plan for it in the estimate.

When it gets done

Paint needs dry wood and temperatures inside the manufacturer's limits, so most exterior painting around Seattle happens in the drier months. We book the schedule around the forecast and the product's requirements, and we'll tell you if a date isn't worth the risk.
By city
We have pages for four cities:
- Exterior painting in Bellevue: cedar lap and T1-11 siding on ramblers.
- Exterior painting in Kirkland: weather-side walls, stained cedar and decks.
- Exterior painting in Bothell: hardboard and fiber cement, with HOA colors.
- Exterior painting in Everett: lead-safe prep on old wood siding.
For decks, rot repair and other exterior work, see the exterior page. Get a free bid with photos of each side of the house.
Common questions
Do you repair siding and trim before painting?
Yes. Rotten or split siding, fascia and trim get replaced and primed before any finish paint goes on. Painting over rot just hides it for a season.
Do you power-wash, prime and caulk, or just paint?
All of it. Washing, scraping, repairs, caulking and primer are the steps that make the paint last, and they're listed separately in the estimate.
Can you stain exterior stairs or a deck?
Yes, on its own or with a house painting job. Stairs to a roof deck, decks and fences are all common.
Our 1950s house has wood siding with peeling paint. Can it be saved?
Usually. Peeling paint on old wood siding often means moisture or failed old coats, not failed siding. We scrape, sand, fix the cause where we can, replace the boards that are too far gone, prime and repaint.
What do you need for a painting estimate?
Your address, the rough size of the house, and photos of each side, especially close-ups of trim, peeling areas and any rot you've noticed.
