Those houses are now 20 to 40 years old, and plenty of the families in them have outgrown the floor plan. So many Bothell projects are about space: an addition, a finished lower level, or a main floor reworked to fit how the family lives now.

Bathroom and kitchen updates in Bothell

Most Bothell bathrooms were built from the same parts: a one-piece fiberglass tub and shower in the hall bath, a cultured-marble vanity top, and a corner garden tub next to a small shower in the primary bath. After 25 to 40 years those parts are cracked, stained or simply dated. The usual fixes are cutting out the fiberglass unit for a tiled tub or walk-in shower, and giving the garden tub's corner to one larger shower with a bench. Both fixes are covered on bathroom remodeling in Bothell, along with the city-or-county permit question. Kitchens from the same era usually have workable layouts and tired finishes, so new quartz counters, refaced doors and a bigger island often do more than a full gut. When the wall to the family room has to come out too, see kitchen remodeling in Bothell.

    Additions

Typical Bothell additions are a bedroom or family room off the back of the house, or a room over the garage. Before any design, we check three things: the setbacks and lot coverage your zoning allows, whether the foundation and framing can carry a second story, and how the new roof ties into the old one. Many Bothell subdivisions also have HOAs that review exterior changes and set rules for work hours and where trucks can park, so we read the rules and plan the approval into the schedule. More on planning one is on our home additions and ADUs page.

    Lower levels and daylight basements

Bothell's hillside lots mean a lot of daylight basements and lower levels that open to the yard. Finishing one starts with moisture: checking the walls and slab, fixing drainage outside if water gets in, then insulating and framing. A bedroom down there needs a proper egress window, and a bathroom may need a pump if its drain sits below the line leaving the house.

City of Bothell or Snohomish County?

Bothell is split between King and Snohomish counties, and many homes with a Bothell mailing address, including Bothell West, are outside city limits. Inside the city, permits come from Bothell Community Development and are filed through MyBuildingPermit. Outside it, in unincorporated Snohomish County, they come from Snohomish County Planning and Development Services. The two offices have different review times, so we check your parcel before we plan.

Kirkland and Lynnwood are close by: see remodeling in Kirkland and work we do in Lynnwood. The rest are on every city we work in.

    Common questions

Can you build an addition on our Bothell house?

Often. We check zoning setbacks and lot coverage, the foundation and the roof tie-in first, then design and permit it.

Can you add a room over our garage?

Sometimes. It depends on whether the garage walls and foundation can carry a second story and what the height limit allows. We check before you pay for design.

What does finishing a Bothell basement involve?

It starts with moisture and drainage, then insulation, framing and finish, plus an egress window if there will be a bedroom.

I live in Bothell West. Who issues permits?

Snohomish County Planning and Development Services, if your home is in unincorporated Snohomish County. Inside city limits it's City of Bothell Community Development.

Does our HOA have to approve an addition?

Most Bothell HOAs review anything that changes the outside of the house. We check your HOA's rules and put the approval into the schedule before the start date.
