Along the lake, Houghton, Moss Bay and Market have view homes and older houses that have been rebuilt piece by piece for decades. Up the hill, Finn Hill, Juanita, Kingsgate and Rose Hill are mostly houses from the 1960s to the 1980s, many of them ready for their first full update. And downtown and around Totem Lake, condos and townhomes have taken over whole blocks.

    Kirkland bathrooms and kitchens

Bathroom work in Kirkland splits three ways. Condo owners downtown and at Totem Lake want the tub or shower, tile, vanity and fan replaced inside the HOA's rules, usually without moving any plumbing. Owners of 1970s to 2000s houses want the unused tub in the primary bath turned into a larger shower and a double vanity. And more people are planning a curbless shower, grab-bar blocking and a comfort-height toilet so the bathroom still works as they get older. Each of those, plus showers with fewer grout lines, is on bathroom remodeling in Kirkland. For kitchens, the common job in Finn Hill, Juanita and Rose Hill is replacing a peninsula with an island and opening the wall to the family room. In view homes, the layout often turns so the sink faces the water. Condo rules and island venting are covered on kitchen remodeling in Kirkland.

    View lots and slopes

A lot of Kirkland houses sit on hillsides facing the lake or the Olympics. That brings its own list: decks that take the weather, long exterior stairs, retaining walls, and drainage that has to be planned on any project that changes the outside of the house. Steep lots can also fall under the city's critical-area rules, which add review time for exterior and structural work.

When a project touches the outside of a hillside home, we look up the parcel's slope and critical-area status before we design anything, so there are no surprises at permit time. Decks get rebuilt with the ledger properly flashed against the house, new footings sized for the slope, and railings that meet code.

Houses ready for their first full update

Many Finn Hill, Juanita and Kingsgate houses still have most of their original windows, siding, electrical panel and interior finishes. When several are due, we plan them as one project so walls are opened once, and you pick from the line-item estimate which pieces to do now.

    Older homes near the lake

In Houghton and the streets near downtown, many houses have been added onto more than once. Opening their walls often turns up framing from two or three eras, wiring extended many times, and plumbing that has been moved. We look for those signs on the walk-through and list the likely fixes as separate lines, so they're decisions you make up front instead of change orders halfway through.

    Condos and townhomes

Downtown and Totem Lake buildings have HOA rules about approvals, work hours, elevator protection and water shut-offs, and most ask for an insurance certificate before work starts. We take care of that with your manager.

    Annexed neighborhoods and permits

Finn Hill, Juanita and Kingsgate became part of Kirkland in 2011. If your house is there, permits now come from Kirkland's Development Services Center, filed through MyBuildingPermit, not King County, even if older paperwork for the house says otherwise. Cosmetic work usually needs no permit. Structural changes, new decks, plumbing and electrical changes usually do.

    Common questions

Are you a general contractor in Kirkland?

Yes. We run the whole project, including demo, framing, finish work and the trades in between, with one lead and one schedule.

Our house is in Finn Hill. Who issues the permit?

The City of Kirkland. Finn Hill, Juanita and Kingsgate were annexed in 2011.

Do you work in downtown Kirkland condos?

Yes. We work with the HOA on approval, hours, elevator protection and water shut-offs.

Can you rebuild a deck on a steep Kirkland lot?

Usually. We check the slope, the footings and any critical-area rules first, then design and permit the new deck.

Can you update the whole house at once?

Yes. We sequence structural work, electrical, windows, drywall, flooring and paint as one schedule.
