Newer townhomes and subdivisions fill in around downtown and out toward the plateau. Plenty of people here work from home, and many Redmond projects come down to space: a room that works as an office, or turning the garage into living space.

Garage conversions
Turning a garage into a bedroom, office or family room is one of the bigger jobs on a 1970s or 80s house, and most of the work is what you don't see: insulating the walls and ceiling, raising or leveling the slab, closing the garage door opening with a framed wall and windows, adding heat and power, and meeting egress rules if it'll be a bedroom. It needs a building permit, and the city also looks at whether the house still has the off-street parking it requires. We check that with you before design starts. Out toward Education Hill and the plateau, many lots also have room for a detached garage or a small addition, and the same zoning checks apply.

Home offices and finished spaces
Smaller than a conversion: a spare bedroom or bonus room turned into a real office with good lighting, more outlets, network wiring, built-in shelving and a door that closes. In split-levels, the lower family room often becomes the office, and it usually needs better light and some sound control from the rest of the house.
Whole-house updates
Many Redmond houses are due for several things at once: windows, an electrical panel, flooring, paint and a bathroom or two. Planned as one project with one schedule, the trades come out once and work in the right order.
Townhomes
Redmond's newer townhomes have their own list: builder-grade finishes, small storage and shared walls. Upgrades usually happen inside HOA rules, which we coordinate.
Permits in Redmond
Permits for addresses inside the city come from Redmond's Development Services Center at City Hall. Some homes with a Redmond mailing address, out toward Union Hill and Novelty Hill, are in unincorporated King County, and those go through King County Permitting. We check your parcel first.

Questions, answered
Can you convert our garage into living space?
In many Redmond homes, yes. It needs a building permit, insulation, a properly framed wall where the door was, heat, and egress if it's a bedroom. The city also checks parking requirements, so we confirm feasibility before design.
Do I need a permit to turn a bedroom into a home office?
Usually not for paint, lighting changes on existing circuits, or shelving. Adding circuits or moving walls needs one.
Can you add a home office without a full remodel?
Yes. Lighting, outlets, network wiring, built-in shelving and a door that closes can turn a spare room into a real office.
My address says Redmond but I'm outside the city. Who issues permits?
If you're in unincorporated King County, like parts of Union Hill or Novelty Hill, King County Permitting does. We check by parcel.
Can you update a 1980s house all at once?
Yes. We plan walls, windows, electrical, drywall, paint and floors as one schedule so nothing gets done twice.
