Admiral, the Junction and Fauntleroy have many Craftsman bungalows and early-1900s houses. Gatewood, Arbor Heights and much of Delridge add mid-century houses and ramblers. Alki has condos and newer homes facing the water. Many owners here are planning for a house they'll stay in for a long time.

Kitchens and bathrooms in West Seattle

Kitchen and bathroom work is a big part of remodeling in West Seattle, and the plan depends on the house. In Craftsman bungalows, the kitchen is usually a small closed room, so the common plan is opening the wall to the dining room, adding counter space and bringing the wiring up to what a modern kitchen draws. The one bathroom is often rebuilt around a new tub or walk-in shower, and a second bathroom goes in an attic or basement where a drain can reach. Mid-century kitchens in Gatewood and Arbor Heights tend to need new counters, cabinets or refacing and better light rather than new walls. Alki condo kitchens and bathrooms keep their layout and follow the HOA's rules on hours and water shut-offs.

Craftsman houses in Admiral, the Junction and Fauntleroy

These houses have plaster walls, original trim, small kitchens and often one bathroom. Many also have a basement with low headroom and an attic with space that could become a room. A whole-house plan here usually means updating wiring and plumbing while the walls are open, opening the kitchen to the dining room, adding a bathroom where a drain can reach, and finishing with trim matched to the house.

Mid-century houses in Gatewood, Arbor Heights and Delridge

Mid-century West Seattle houses are often simpler to work on, with crawl spaces or basements that make plumbing changes easier and fewer layers of past remodeling. Common projects are opening the main floor, new windows, updated bathrooms and a lower level turned into living space.

    Alki and the water

Condos and homes near Alki take more wind and salt air. Exterior work on the water side, like siding, windows, decks and railings, wears faster and needs materials chosen for it. Condo projects run on HOA rules, which we coordinate with your manager.

    Decks, views and the weather

West Seattle's ridges and bluffs mean a lot of houses with views, and decks to enjoy them. Decks facing the Sound take wind and rain year-round, and the ledger, where the deck meets the house, is where rot usually starts. When we rebuild a deck, the ledger gets proper flashing so water can't get behind it, and posts and footings are sized for the slope. Nearby siding and windows on the weather side are worth checking at the same time, because water often gets in around the same corners.

Porches and front stairs on the older Craftsman houses take the same weather, and porch floors, column bases and stair stringers are worth repairing at the same time as a deck.

    Permits

West Seattle is part of the city, so SDCI issues building and electrical permits and Public Health - Seattle & King County handles plumbing. Steep lots along the ridges and bluffs may be mapped critical areas, which add review for structural and exterior work, and a dumpster on the street needs an SDOT street use permit. We handle all of it.

    Questions we hear

Do you take on whole-house remodels in West Seattle?

Yes. We plan structural changes, wiring and plumbing, windows, drywall and finishes as one schedule.

Can you add a bathroom to our West Seattle bungalow?

Often, in an attic, basement or part of a large bedroom, depending on where the drain can run and the headroom.

Do you work on Alki condos?

Yes. We work inside the HOA's rules on hours, protection and water shut-offs.

Our house is on a steep lot. Does that change the permit?

It can for structural and exterior work in mapped critical areas. Inside the house, it usually makes no difference.

Can you rebuild a deck that faces the Sound?

Yes. The ledger gets proper flashing so water can't get behind it, and posts and footings are sized for the slope. We check nearby siding and windows at the same time.
