Home Remodeling and Tile Work on Queen Anne
Queen Anne has some of Seattle's oldest and most varied houses: Victorians from the late 1800s, Craftsman houses and foursquares from the early 1900s, and brick apartment buildings and newer condos on the slopes and along the top of the hill.

The streets are steep, many lots are tight, and the houses are often tall. Remodeling here is careful old-house work with real logistics behind it.
Queen Anne work
- Tile work: original hex floors restored, new showers, backsplashes and fireplaces.
- Kitchens: Small old kitchens reworked inside tall rooms. See kitchen work in older houses.
- Bathrooms: Period bathrooms saved or rebuilt, and upstairs baths added. See bathrooms in older houses.
Victorians, Craftsman houses and foursquares
These houses have tall ceilings, plaster walls, original trim and stairs, and rooms laid out for another century. They also usually have a mix of old and patched wiring and plumbing. A good remodel keeps the character, like trim, doors, built-ins and period tile, and updates what's behind it. We look for the hidden problems at the walk-through and price them as separate lines.
Tile is a big part of Queen Anne work. Original bathroom hex floors and glazed wall tile can often be cleaned, regrouted and kept, and where pieces are missing, reproduction or salvaged tile fills the gaps. New tile in these houses usually looks best when it respects the era.

Condos and apartment buildings
Older brick buildings and newer condos on Queen Anne come with HOA rules about hours, protection, elevators and water shut-offs. We plan the work around the building and coordinate with your manager. Upper Queen Anne, along the top of the hill, has many of the condo buildings and some of the larger houses, while the slopes toward the water have more of the tall, narrow ones.
Steep streets and tall houses
On Queen Anne's steeper streets, getting materials to the door, staging a dumpster and setting up scaffolding all take planning. Street staging needs an SDOT street use permit, and tall houses need more access equipment for exterior work like siding repairs, painting or roof decks. We build that into the estimate and schedule.
Roof decks and view upgrades
Queen Anne's views are a big reason people live here, and many projects aim to make more of them: a roof deck on a flat-roofed section, stairs up to an existing deck, bigger windows on the view side, or a reworked top floor. Roof decks need the roof structure checked, the waterproofing under the deck done right, railings that meet code and often a permit with structural drawings. Existing stairs and decks, especially wood ones exposed to the weather, need regular staining and sometimes rebuilding. We plan these with the rest of the house so the view work isn't the thing that leaks.
Permits
Queen Anne is in Seattle, so SDCI issues building and electrical permits, and Public Health - Seattle & King County handles plumbing. Steep lots may also be mapped critical areas, which add review for structural or exterior work. We check and file.

What people ask us
Can you restore the original tile in our bathroom?
Often. Intact, well-bonded tile can be cleaned, regrouted and kept, with missing pieces replaced by salvaged or reproduction tile.
Can you add a bathroom upstairs in an older house?
Often. It depends on where the drain can run down through the house and how the framing is laid out. We check before design.
Do you work in Queen Anne condo buildings?
Yes. We work inside the HOA's rules on hours, protection, elevators and water shut-offs.
How do you deal with steep streets?
We plan deliveries, get the SDOT street use permit for staging, and include the extra access in the estimate.
Do you take tile-only jobs?
Yes, from restoring an original floor to a new shower or backsplash.
